The Service is provided “as is” and “as available” without warranties of any kind. We do not guarantee that the Service will be error-free or uninterrupted.

To the fullest extent permitted by law, we shall not be liable for any indirect, incidental, or consequential damages arising out of or in connection with the use of the Service.

We reserve the right to update or modify these Terms at any time. Continued use of the Service after such changes constitutes your acceptance of the new Terms.

ROAM Rewards - Terms of Service
Welcome to ROAM Rewards, the loyalty program from ROAM Rentals ('ROAM', 'we', 'us', or 'our'). These Terms govern your membership in ROAM Rewards. By enrolling, you agree to these Terms, our main Terms of Use, and any supplemental policies referenced herein.
1. Definitions
Member: an individual who has successfully enrolled in ROAM Rewards, passed ROAM's due diligence and screening process, and holds an active membership.
Reward Points: points earned or redeemed through program activity, like bookings, referrals, or promotions.
Tier: Membership level in ROAM Rewards (e.g., Bronze, Silver, Gold) with associated benefits and requirements.
Program Misuse: any fraudulent, unauthorized, or abusive activity, including false claims, circumventing program rules, or transferring points improperly, as determined by ROAM.
2. Eligibility & Enrollment
Enrollment is open only to registered ROAM Members who:
- are at least 21 years old,
- have passed ROAM's identity, background, and/or property screening process, and
- remain in good standing under ROAM's Terms.
ROAM may accept or reject applications in its sole discretion. Becoming a Member does not guarantee continued membership.
3. Account Maintenance & Activity Requirement
ROAM Rewards membership requires ongoing engagement to remain active.
Bronze Tier Members: To maintain active membership and retain any accumulated points, Members must complete at least one qualifying booking within every 18-month rolling period. Failure to do so may result in suspension or termination of Rewards membership and forfeiture of all unused points.
Silver and Gold Tier Members: Once a Member achieves Silver or Gold status, their activity requirement shifts to a 24-month rolling period from the date of qualification. Members must complete at least one qualifying booking within each 24-month cycle to maintain their tier status and retain associated benefits and points.
It is the Member's responsibility to track their activity and ensure their account remains in good standing. ROAM reserves the right to notify, downgrade, or deactivate accounts that fall inactive beyond these timeframes.
4. Earning Reward Points
Points are earned for qualifying bookings and promotional activities.
Specific points-earning rates, tiers, and partner benefits are described on the ROAM Rewards page.
ROAM may change points structures, tiers, or partners at any time. Continued use constitutes acceptance.
5. Redeeming Reward Points
Points may be redeemed for listed benefits such as discounts, upgrades, exclusive offers, or partner rewards.
All redemption options are conditional on availability, program tiers, and specific terms for each benefit.
ROAM reserves the right to modify or revoke redemption options without notice.
6. Membership Tiers & Benefits
ROAM Rewards includes tiered levels (e.g., Bronze, Silver, Gold), based on cumulative points or activity.
Each tier unlocks benefits such as increased points accrual, priority support, exclusive promotions, and partner perks.
Tier levels and corresponding benefits are published on our website and may be updated.
7. Program Misuse & Termination
Misusing the program such as creating false bookings, transferring points to non-Members, or circumventing rules constitutes material breach.
In all cases of misuse, ROAM may:
- suspend or terminate your Rewards membership,
- cancel or deduct earned points,
- revoke tier status,
- require you to reimburse redeemed benefits, and/or
- pursue legal action or damages.
8. Data Sharing & Privacy
Participation requires compliance with ROAM's Privacy Policy, including use of personal data for verifying eligibility and communicating Rewards status/offers.
We may also share limited data with third-party partners to enable partner benefits.
9. Changes & Modification
ROAM may modify these Terms, tiers, earning and redemption structures, point values, or benefits at any time, effective upon notification or posting.
Your continued use of ROAM Rewards after changes signifies acceptance.
10. Liability & Disclaimer
ROAM provides all program elements 'as is' and disclaims warranties regarding availability, suitability, or accuracy of benefits.
Except where prohibited by law, ROAM is not liable for indirect damages, loss of points, inability to redeem, or dissatisfaction with rewards.
11. Governing Law & Dispute Resolution
These Terms are governed by the laws of United Arab Emirates.
Disputes not resolved informally will be subject to binding arbitration in accordance with the process described in our main Terms of Use, including waiver of class actions.
ROAM Rewards - Concierge Policy
1.1 Access by Tier
Access to ROAM Concierge Services is granted as a benefit of ROAM Rewards membership and varies by tier:
Bronze Members: Access to standard concierge services, such as booking support and discount offers
Silver Members: Access to priority concierge services, including private airport transfers, early check-in/late check-out (subject to availability), and elevated assistance with bookings and experiences.
Gold Members: Access to dedicated, bespoke concierge support, including private airport transfers with every booking, itinerary support and bookings for local experiences, and exclusive gift curation.
1.2 Scope of Services
Concierge Services may include but are not limited to:
- Reservation support and booking management
- Booking restaurants, transport, or experiences;
- Providing curated local recommendations;
- Coordinating spa, wellness, or activity appointments;
- Assisting with in-villa arrangements (chef, laundry, babysitting, etc.);
- Facilitating ROAM-specific upgrades or special requests.
All services are subject to availability, regional limitations, and partner/provider capacity.
1.3 Third-Party Providers
Many concierge services are fulfilled by trusted third-party providers. While ROAM facilitates access to these services, we do not directly provide them unless explicitly stated.
Members acknowledge that:
- ROAM does not assume responsibility for the execution, quality, or safety of services delivered by third-party vendors.
- ROAM may recommend providers based on availability, but final responsibility for the service experience lies with the provider.
1.4 Limitations & Liability
Concierge requests are processed on a best-effort basis and are not guaranteed.
ROAM shall not be held liable for any delay, dissatisfaction, injury, financial loss, or service failure resulting from Concierge Services or third-party partner activities.
Use of Concierge Services is at the Member's own risk. ROAM shall not be liable for cancellations, changes in service, or force majeure events affecting Concierge fulfillment.
ROAM's liability shall be limited to the maximum extent permitted by law and shall never exceed the value of the booking tied to the concierge request.
1.5 Service Costs & Point Redemption
Any additional services, activities, bookings, or requests facilitated through ROAM Concierge that carry a monetary cost, such as private transport, guided tours, wellness sessions, event coordination, restaurant bookings with minimum spends, or third-party experiences will be at the full expense of the Guest.
The Concierge team will notify the Member in advance of any applicable charges and, where available, provide an option to redeem eligible ROAM Reward Points to offset the cost of select services. Redemption is subject to availability, Member tier status, and sufficient point balance.
If the Member does not hold enough points to cover the requested service, the outstanding amount must be paid directly by the Guest using a valid payment method prior to confirmation. ROAM reserves the right to decline or cancel a booking if payment or point redemption is not secured.
1.6 Member Responsibilities
Members must provide accurate, timely information and payment for any third-party services arranged. Failure to do so may result in denied or delayed service.
1.7 Changes & Discontinuation
ROAM may update, restrict, or discontinue Concierge Services, or alter eligibility criteria at any time, with or without notice. Concierge benefits do not carry over between bookings and must be used within the terms set out at the time of stay.
2. Earning Points & Tier Progression
Earning Points
ROAM Rewards Members earn 1 point for every $1 USD spent on qualifying bookings made directly through the ROAM Rentals platform. Points are calculated on the net booking amount (excluding taxes, fees, and non-commissionable charges) and are credited after the stay is completed.
Promotional Offers: From time to time, ROAM may offer bonus points or limited-time earning multipliers, subject to specific terms.
Points cannot be earned on cancelled or refunded bookings. ROAM reserves the right to adjust point balances in the case of booking amendments, cancellations, or fraudulent activity.
Tier Progression
ROAM Rewards is structured into three membership tiers:
Bronze: Entry-level tier for all approved Members upon joining.
Silver: Achieved after 5 completed trips or a total spend of $20,000 USD.
Gold: Achieved after 10 completed trips or a total spend of $50,000 USD.
Each tier unlocks enhanced benefits, including increased redemption options, access to exclusive concierge services, and premium welcome gifts. Tier status is updated automatically once the qualifying criteria are met.
